7 Ways to add value to your home

7 Ways to add value to your home - BalgoresOur news

Home improvements are having a moment. The rise of the social media super home has inspired even the most amateur among us to create a living space that makes our friends jealous. But more than just an ego-boost when your Instagram likes creep up, it also adds value to your home.

Whether you’re a DIY SOS superfan, or the sight of a toolkit brings you out in hives, there are so many different (and achievable!) ways you can increase the value of your property:

Maintenance

We’ll ease you in gently! Tidying up and refreshing things like peeling paint and wallpaper, squeaky doors or leaky taps is a great place to start. These are manageable weekend tasks that will make a noticeable difference when it comes to viewings.

Consider investing in new windows

Not only do windows frame your house, poorly maintained windows are also a security rest. Updating your windows improves the appearance and keeps you safer, plus it’s also an excellent way to make your home more energy efficient, saving you money on heating bills in the long run.

Convert your loft

As well as potentially adding to your number of bedrooms, which is arguably the most direct way to increase the value of your property, it’s also ideal for those who can’t build an extension due to space or planning restrictions.

Research from Halifax shows that the average loft conversion adds around 15% to your property’s market value.

Add a fireplace

If you aren’t looking for something quite as drastic as a loft conversion, you can still add value through smaller scale projects like introducing features such as a fireplace, or a feature window.

Revamp your garden

Surveys show that one of the main factors that put people off a home during a viewing is an overgrown garden, so if you want to increase value, put the maintenance in. Simple things like cutting back weeds can make a big difference, but if you really want to add some value to your property, why not consider a revamp – perhaps add some decking, or inject some colour with new plants and flowers.

Create extra storage!

You know you’ve reached adulthood when you get excited about storage. It’s a high priority for many people when searching for a new home, so finding creative ways to add more storage without eliminating floor space is a winner. Wall mounted cupboards or space under the stairs is a good place to start.

Create a driveway

A driveway adds value to your home for obvious reasons. Potential buyers are guaranteed a parking space, but it’s also likely to lower their car insurance if they can show they’ve got off-road parking. If they don’t drive, they can even rent out their space to commuters.

Whether selling your property is on the agenda now, or you just want to be conscious of the future, there are plenty of practical ways to add value to your home.
